Saratoga Eichler Homes

Eichler Homes in Saratoga

Saratoga is one of Silicon Valley’s most established hillside communities, tucked against the base of the Santa Cruz Mountains between Los Gatos, Cupertino, and San Jose. Known for its top-rated schools, walkable Saratoga Village downtown, and proximity to Montalvo Arts Center and the Mountain Winery, Saratoga combines small-town character with easy access to the greater Silicon Valley job corridor. Within this larger community sits a compact, easy-to-miss pocket of homes built during the height of California’s mid-century modern movement: the Eichler tract off Cox Avenue.

Unlike the sprawling Eichler neighborhoods found in nearby Sunnyvale or Palo Alto, Saratoga’s Eichler tract was one of the smallest and last built in the region — originally planned for roughly 47 homes but completed with about 35. That scarcity is central to how these homes are bought and sold today: when one comes on the market, it draws attention not just from local buyers but from mid-century modern collectors across the Bay Area.

The Eichler Tract on De Havilland, Shubert & Columbine

Built in 1964–1965 under noted Eichler architect Claude Oakland, Saratoga’s Eichler homes sit primarily along De Havilland Drive, Shubert Drive, and Columbine Court, just off Cox Avenue. The tract’s landscape plan was designed by Robert Royston of Royston, Hanamoto, Mayes and Beck — a detail that shows up today in the neighborhood’s mature street trees and, notably, in a set of four original circular concrete entry planters that have since been added to the city’s heritage resource inventory. One home on Shubert Drive carries its own individual historic designation from the City of Saratoga.

Homes in the tract typically run 2,100–2,800 square feet (averaging around 2,400 square feet) with 4–5 bedrooms, set on unusually generous lots — often 11,500 to 14,000+ square feet, many of them pie-shaped. Both gallery and atrium floor plans are represented, and a number of homes have added backyard pools over the decades. Highway 85, which now runs near the tract, wasn’t completed until 1994 — three decades after these homes were built, back when Cox Avenue still felt like the edge of town.

What Sets Saratoga's Eichlers Apart

Every Eichler shares the same design DNA: post-and-beam construction that opens up the floor plan without load-bearing interior walls, floor-to-ceiling glass that blurs the line between indoor and outdoor space, low-slung rooflines, and — in atrium models — a private courtyard open to the sky at the center of the home. Radiant heating embedded in the concrete slab floors is another Eichler signature, prized by owners but one of the first systems a buyer should have evaluated before closing.

What makes the Saratoga tract distinct within that broader Eichler story is scale and setting: larger, often irregularly shaped lots than typical Eichler subdivisions, a documented landscape architecture pedigree, and a small enough footprint that the neighborhood has stayed largely intact rather than being reshaped by decades of teardowns and additions.

Living in Saratoga

Saratoga is a city of roughly 30,000 residents with one of the highest owner-occupancy rates in the county, reflecting its identity as a long-term, family-oriented community rather than a transient rental market. Students are served by the Saratoga Union School District (TK–8) and the Los Gatos–Saratoga Joint Union High School District, with Saratoga High School consistently ranking among the top public high schools in California. Saratoga Village offers walkable shopping and dining, while Montalvo Arts Center, the Mountain Winery, and the wineries and hiking trails of the Santa Cruz Mountain foothills give the city a character distinct from the denser tech corridor a few miles north. Downtown Los Gatos, Highway 85, and Highway 9 put the rest of Silicon Valley within easy reach.

Buying an Eichler Home in Saratoga

Because the Saratoga tract is now more than 60 years old, buyers need a clear picture of what’s original and what’s been updated. Key items to evaluate before writing an offer include the condition of the radiant heat system, roof, electrical panel and wiring, single-pane versus upgraded glazing, foundation and slab condition, and the permitting history behind any additions, pool installations, or remodels. Because several homes and site features in the tract carry city heritage recognition, it’s also worth understanding whether a specific property — or elements like its original entry planter — falls under any local historic-resource considerations before planning exterior changes.

The Boyenga Team has represented buyers and sellers across Silicon Valley’s Eichler neighborhoods for years and can help you evaluate a Saratoga Eichler on its architectural merits as well as its market value before you make an offer.

Selling an Eichler or Mid-Century Modern Home in Saratoga

With only about three dozen homes in the entire tract, a Saratoga Eichler rarely comes to market — and when it does, generic listing photos and square-footage-only descriptions undersell it. Effective marketing needs to speak directly to mid-century modern buyers: the Claude Oakland design pedigree, the Royston landscape plan, the atrium or gallery layout, original versus updated systems, and the pie-shaped lot that gives many of these homes unusually private backyards. That story reaches not only buyers already searching in Saratoga, but the broader community of Eichler and mid-century enthusiasts tracking listings across Sunnyvale, Palo Alto, San Jose, and the rest of the Bay Area.

If you’re considering selling a Saratoga Eichler, the Boyenga Team can provide a property-specific market analysis and a marketing plan built around what makes the home architecturally significant.
